Since 2011, SB Thomas & Associates has been conducting the following condition assessment services for our clients who include non-profits, government agencies, facility managers, higher education, and multi-family housing providers:

  • Property Condition Assessments (PCAs)
  • Facility Condition Assessments (FCAs)
  • Green Physical Needs Assessments (GPNA)
  • Rental Assistance Demonstration (RAD) PCA

On each condition assessment project, SBTA provides on-site assessment services to review the condition and age of a facility’s major components and systems, prepare a report documenting the assessment and then provides planning tools to help the client plan for its capital improvement needs over a specified period.

These assessments involve reviewing the sites, building exteriors, building interior areas, restrooms, mechanical spaces and equipment, roofs and a sampling of office or apartment spaces, whichever is applicable.  At the beginning, it is important to understand the client’s intended use of the information collected as part of the FCA/PCA, whether it be a tool for capital planning or an inventory of the facility’s major building equipment including age and condition.
