Project Overview: 

Under its on-call CM/CI ITQ contract with the City of Pittsburgh, SB Thomas was issued a work order to provide pre-construction and construction phase services on the City’s project to renovate the Oliver Bath House. The Oliver Bath House, built in 1915, is located at 38 South 10th Street at the northwest corner of South 10th and Bingham Streets, in Pittsburgh’s South Side Flats Neighborhood. The building occupies the full 5,500 square and was nominated as a City Historic Landmark in 2017. The project will include significant and much needed building services upgrades including a new rooftop HVAC unit with integral pool dehumidification and heat recovery system as well as exterior sidewalk repairs, basement water infiltration issues, roof replacement, and repairs to the pool itself. 

Project Role: 

SB Thomas was engaged to provide limited construction management and project and grant administration services which include but are not limited to: 

Constructability reviews and cost estimating at design development & construction document phases 

Bid phase assistance including review of IFB and conducted pre-bid meeting 

Conducting pre-construction and job progress meetings during construction 

Providing limited on-site CM/CI services during construction 

Providing project and RACP grant administration services including prevailing wage compliance and other grant requirements
